There are many types of home inspections available for your property during its construction. However, unless there are extenuating circumstances, a three-part (or phase) home inspection should be satisfactory for most properties. The idea of inspecting each phase of construction is to catch problems or errors on time before the next phase of development begins. This allows appropriate corrections to be made before the next step of construction starts or covers the problem.

Three Phase inspections:



The first phase starts after the trenches or footers have been dug, all metal and pipe casings/liners have been put into place, but before pouring concrete. Additionally, the process covers verification of all known plan measurements of depth and width of footings, inspection of all metal- rebars, beams, tension cables, etc. for proper placement and connections, and more.



The pre-drywall inspection is performed prior to drywall or other interior wall coverings are assembled into place. The process will items such as inspecting for defective, warped, missing and misplaced framing members, inspect for proper wood grades, placement, span measurement, notching, borings, and truss usage, and inspect anchor bolts, fire blocking, and truss ties.



The final home inspection is conducted when all construction is complete. This is the same assessment we do on all new or used houses. For new homes, it must be coordinated with the builder’s schedule to ensure all systems are complete and ready for occupation, and everything must be completed before closing and with time to do any necessary repairs.

At AAA Complete Home Inspections, L.L.C., we are Certified Mold Inspectors (CMI) as members of The International Association of Indoor Air Consultants (IAC2). We follow the IAC2 Mold Inspection Standards of Practice (SOP) to perform a complete mold investigation of your entire home or specific rooms or areas of concern. Utilizing the latest, most sophisticated sampling equipment and techniques, we obtain culturable, non-culturable, surface, and bulk samples depending on the visual assessment and the extent of the mold problem with your specific property to ensure the seriousness of your mold problem is understood.

Minimally, we will take at least one indoor air sample and 2 outdoor air samples, as well as swab sampling, tape lift sampling, and bulk sampling if we deem it necessary to do so. Depending on time constraints and budgetary concerns we will be able to give accurate counts of viable (living) spores and non-viable (dead) spores, both of which can cause health concerns but require different methods of sampling.

We typically perform non-culturable sampling as this is the best overall strategy. Additionally, we can perform carpet sampling of affected areas. We’re partnered with Pro-Lab, the leading commercial indoor air quality (IAQ) testing laboratory in North America, and send our samples to them to be analyzed and provide the full chain of custody documents to our clients along with a written report of our findings usually within 48 hours.
